As land for development becomes more challenging, engineers and planners must be creative in their approaches to the development planning and programming. Usable areas for a property can be greatly affected by terrain slopes and natural drainage features. Incorporating these natural features into the overall design program can save substantial cost while creating a sustainable design. Terraced designs and naturals drainage swales can add an enhanced aesthetics feature for minimal cost and generally an overall development cost savings.

Expanding the vision of the development to surrounding areas permits planners to analyze mixed use communities and projects, and how they interact with one another. Shared parking, walk paths, lighting, property access, and landscaping coordinated together will allow a development to blend in to overall community programs.
